Do you do short term rentals?

The shortest leasing agreement we offer is 7 months.

If I am not approved for a property, can I get Application Fee refunded?

Unfortunately, no. This fee is covers the background check and credit report we use to see if you’re eligible to become a tenant in one of our homes.

How long does it take for my application to be approved?

We will get back to you in a maximum of 2 business days.

If I fill out an application, does my spouse or roommate need to fill out another one?

Yes, everyone over the age of 18 must complete an application. 

I don’t like the carpet, paint color, tile etc in a home. Is the owner required to change it?

The property is for rent “as is,” meaning that the owner is happy with the way their property looks. If a tenant feels inclined to make improvements at their own expense, we can facilitate a conversation with the owner for permission.

What is your pet policy?

Pets are allowed at the owner’s discretion. We have many properties that allow pets, just let the property manager know about your furry friend and we will make them a priority in your search.

What happens if I don’t meet the income requirements? 

If you do not meet the income requirements, we do require a co-signer that meets the criteria. All tenants must have a minimum of a 600 credit score, no prior evictions, and no felonies.

If I live out of town, can I submit an application without seeing the property?

Yes! We are happy to assist in long distance rental searches.

How long can I hold a property before starting the lease and paying rent? 

If you are interested in a property, but unable to lease it right away, we will hold it for up to 30 days once a non-refundable deposit is paid. Once you begin your lease, that hold deposit will then become your security deposit. 

Do you accept HUD housing vouchers for rent?

No, not at this time.
